Die Gasse erm\u00f6glicht ein Durchgehen, ein Passieren, ein in Kontakt mit der Umgebung treten. Die Nutzung des Erdgeschosses an st\u00e4dtebaulich wichtigen Stellen als Kinderkrippe und Fris\u00f6rladen erm\u00f6glicht ein \u00f6ffentliches Leben auf dem Hallenbadgel\u00e4nde. Die bauliche Struktur steht f\u00fcr eine differenzierte Nachfrage verschiedener Wohnformen. Von der kleinen Etagenwohnung, \u00fcber Familienwohnungen mit Dachterrasse hin zu Reihenhaustypologien wird eine Vielfalt an Wohnungsgr\u00f6\u00dfen, Grundrisstypologien angeboten. Ein Gemeinschaftsraum z.B. f\u00fcr Feste steht allen Bewohnern des Quartiers zur Verf\u00fcgung. <\/p>\n\n\n\n<p>Nachhaltigkeit pr\u00e4gen das Bauvorhaben auf vielen Ebenen. Eine hohe bauliche Dichte sorgt f\u00fcr ein fl\u00e4chensparenden Umgang mit dem Baugrund. Die verschiedenen Wohnformen sorgen f\u00fcr eine gute soziale Durchmischung, die Stadth\u00e4user im Norden sind nicht unterkellert um auch g\u00fcnstiges Wohnen im Eigentum zu erm\u00f6glichen.<\/p>\n\n\n\n<p>Die Bauweise ist auf vielen Ebenen dem Gedanken des nachhaltigen, klimagerechten Bauen verpfichtet. Die Geb\u00e4ude sind als KfW-Effizienzhaus 55 errichtetet und haben einen Jahresprim\u00e4renergiebedarfs von h\u00f6chstens 55% im Vergleich zu einem Neubau nach den Vorgaben der Energieeinsparverordnung. Die Gesamtanlage wird \u00fcber eine zentrale Holzpelletheizung mit W\u00e4rme versorgt. Die extensive Dachbegr\u00fcnung speichert Regenwasser, verbessert das Umgebungsklima durch K\u00fchlung und Luftbefeuchtung, sch\u00fctzt die Geb\u00e4ude vor K\u00e4lte und Hitze und ist Lebensraums f\u00fcr Tiere und Insekten. Das Regenwasser versickert in gro\u00dfen Teilen auf dem Grundst\u00fcck \u00fcber Versickerungsmulden in den G\u00e4rten.<\/p>\n\n\n\n<p>Alle Geb\u00e4ude werden in Holz-Hybrid Bauweise errichtet. Das Tragwerk in Skelett-Bauweise ist aus Recycling-Beton und der Abbruch des alten Hallenbads wurde in der Konstruktion des Neubaus wiederverwendet. Die Fassadenelemente sind als Holzst\u00e4nderw\u00e4nde inklusive Fenster im Werk vorgefertigt worden. Holz und Mineralwolle sind die Hauptbestandteile der Fassaden. Neben der Konstruktion an sich sind Holzfenster und Holzt\u00fcren eingesetzt. Ein mineralischer Putz sowie biozid- und l\u00f6sungsmittelfreie Silikatfarben bei den sichtbaren Holzfassaden gew\u00e4hrleisten ein nachhaltiges, diffusionsoffenes System.<\/p>\n\n\n\n<p>Der Bauherr rundet die gute Nachhaltigkeitsbilanz darin ab, dass er nahezu ausschlie\u00dflich ortsans\u00e4ssige Firmen zur Bauausf\u00fchrung beauftragt, somit die Transportkosten und den Verbrauch von Ressourcen reduziert sowie den Standort Kirchheim wirtschaftlich st\u00e4rkt: ein neues Quartier f\u00fcr und von Kirchheimer B\u00fcrger.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<figure class=\"wp-block-image
